OVERVIEW
Our TEAM managed the transformation of an existing Arby's in Plainfield, Indiana, over four weeks, with a two-week drive-thru closure to minimize service interruptions. The project involved a full interior and exterior renovation to the studs, ADA-compliant plumbing upgrades, structural enhancements, and extensive site work. Despite substantial demolition and rebuilding activities, our TEAM successfully met the timeline, delivering a modernized, efficient restaurant.
CHALLENGES
Complex Structural Modifications: Removing front and side elevations down to grade, adding new parapet walls, and constructing two 20-foot-wide interior shear walls with new footers required meticulous structural engineering and expert craftsmanship.
Utility & Equipment Upgrades: Installing new kitchen equipment, reworking plumbing to meet ADA standards, and removing/reinstalling rooftop units added layers of complexity to the already tight schedule.
Maintaining Partial Operations: Keeping the drive-thru operational for part of the construction period demanded careful sequencing, safety measures, and strategic planning.
OUR APPROACH
Phased Work & Scheduling: For the first two weeks, our TEAM focused on maintaining partial operations by working around the drive-thru, performing interior demolition, and beginning structural improvements. After two weeks, the drive-thru closed, allowing for more extensive demolition and final construction work without compromising safety or efficiency.
Structural & Exterior Enhancements: Exterior elevations were fully removed and rebuilt with new front glazing, parapet walls, and a roof tear-off followed by a new TPO roof installation. The drive-thru lane was demolished and reconstructed with new footers and a loop detector, and new ADA ramps and sidewalks were installed for improved accessibility. A new city entrance from Route 11, complete with an adjacent crosswalk, further enhanced site functionality.
Interior Overhaul: Inside, restrooms were reconfigured to meet ADA guidelines, and the kitchen space was demolished and rebuilt with modern equipment and improved layouts. The result was a more efficient, code-compliant interior environment aligned with Arby’s design standards.
Continuous Communication & Quality Assurance: Close collaboration with Arby’s stakeholders ensured that changes and challenges were addressed promptly. Regular progress reports, daily on-site inspections, and proactive supply chain management upheld quality and schedule milestones.
