Our TEAM was tasked with a comprehensive remodel of an existing Arby’s location in Saginaw, Michigan. With a strict four-week timeline, the project required a phased approach to balance demolition, construction, and continued service operations. Initially, the drive-thru remained open for two weeks while both the interior and exterior were dismantled down to the building’s structural components. After the initial period, the drive-thru closed completely, allowing the team to finalize the transformation and deliver a fully modernized facility.

CHALLENGES

Maintaining Operations During Demolition: Keeping the drive-thru operational for the first two weeks demanded precise scheduling and rigorous safety protocols.

Full-Scale Interior & Exterior Overhaul: The scope included stripping the building to its studs, installing new underground plumbing, completely renovating the kitchen, and rebuilding the exterior front and drive-thru elevations from grade level.

Tight Timeline: Completing a full transformation—from plumbing and structural upgrades to all-new finishes—within four weeks required seamless coordination, rapid decision-making, and proactive material management.

OUR APPROACH

Strategic Phasing & Scheduling: For the first two weeks, our TEAM focused on interior demolition and partial exterior work while keeping the drive-thru open. Once this initial phase concluded, the drive-thru closed, allowing the team unrestricted access to complete the façade work, roofing, and site improvements.

Comprehensive Interior Rebuild: The kitchen was reconfigured with new underground utilities, modern equipment, and updated finishes. Dining areas, restrooms, and lobby spaces were fully gutted and rebuilt with brand-compliant fixtures, flooring, and lighting, resulting in a contemporary, welcoming environment.

Exterior Transformation: The front and drive-thru elevations were demolished to grade and rebuilt with new brick, EIFS, and stone cladding. ADA-compliant ramps and sidewalks were installed, and a new roof and building signage reinforced the Arby’s branding. The addition of a new drive-thru lane and improved accessibility enhanced the customer experience and operational efficiency.

Transparent Communication & Management: Continuous communication with Arby’s stakeholders ensured that all parties stayed informed of progress and potential hurdles. Our TEAM’s daily oversight and adaptive scheduling enabled swift responses to any challenges, maintaining the project’s momentum.
